What can I operate at The Collective East?

The property is zoned Commercial Services (CS) by the City of Austin. In plain terms, CS is one of the city's most flexible commercial categories: it allows retail, office, restaurants and food service, personal services, fitness and wellness, workshops and light manufacturing, warehousing, and showrooms — and it allows you to combine them in one suite. Most maker, studio, fitness, hospitality, and retail concepts fit without a zoning change. If you have an unusual use (auto work, heavy venting or hazardous materials, overnight uses), ask ECR early and we'll check it against the code.

What sizes are available?

Individual suites start at 725 square feet in Building 2 and around 750 square feet in the creative maker buildings (5 and 6), and run up to full floors of 19,000 square feet or more in Buildings 4 and 7. Adjacent suites can be combined, and any building can be leased whole — up to 38,062 square feet in Building 4.

Yes — 387 spaces across the campus, with two entries from Johnny Morris Road. Parking is shared across the property; ask about designated spaces for higher-traffic uses.

Buildings 1, 2, and 3 are scheduled to deliver in Q4 2026 / Q1 2027. Pre-leasing is open now; signing early gives you first choice of suite and, for whole buildings, the ability to shape the layout before construction finishes. Monthly progress photos are on the Construction page.

What internet service is available?

Google Fiber will be available at The Collective East. Service is planned to be available as each building delivers, and tenants will contract directly with Google Fiber. Contact ECR for more information.

What do the suites come with?

Every suite is an open-plan shell with natural light and robust electrical service. Depending on the building, suites include ceiling heights of 10 to 20 feet, roll-up garage doors, mezzanine levels, in-suite restrooms, and a mop-sink option. Creative maker suites in Buildings 5 and 6 come with a turnkey studio finish-out.

Google Fiber is building to The Collective East as part of it’s expansion into the Johnny Morris Road corridor of Northeast Austin. Service is planned for every building on the 152,000-square-foot campus, with Buildings 1–3 first as they deliver in Q4 2026 / Q1 2027.
